租房英语：Grace period 宽限期-英语课

　　很多打算赴国外留学的同学现在已经在联系租房的事了，在国外租房的时候一定要签订正式的租约(lease)或住房合同(housing contract)，这有时候也被称为“租房协议”(rental 1 agreement)。

　　租房合同里大家要特别注意以下条款：搬出通知(Move-Out Notice)、保证金(Security Deposit)、宽限期(Grace Period)等。正常情况下，你必须按时全额交纳房租。否则，你就可能需要交滞纳金(late fee)。但有时候在房租到期后会有3-5天的宽限期，如果你在这段时间迟交房租则不会被处以罚金。如果有宽限期的话，应当明确写入租约或租房协议；如果合同中没有说明，应视为无此项条款。下面我们来通过一个对话来学习一下有关宽限期的口语吧！
　　A: Hello. This is Nicole。
　　A: 你好，我是妮可。
　　B: This is Richard. Let's not play games. You know why I'm calling。
　　B: 我是理查德，我们就不要兜圈子了，你知道我打电话的目的。
　　A: Yes, It's the rent, isn't it?
　　A: 嗯，是因为房租的事吧？
　　B: Nicole, for the second month in a row, your rent is late。
　　B: 妮可，你已经连着两个月迟交房租了。
　　A: I thought you said there is a grace period。
　　A: 我以为有一个宽限期的。
　　B: No, I didn't. There was no grace period last month, this month, or any month。
　　B: 没有，以前没有，以后也不会有。
　　A: Maybe I'm confusing this place with my last place。
　　A: 可能我把这儿跟我以前住的地方搞混了。
　　B: Well, I'm waiting to receive your rent check。
　　B: 那你什么时候能交房租？
　　A: I get my money tomorrow, so I can pay you by Monday。
　　A: 我明天发工资，我周一给你好吗？
　　B: Remember, just like last month, you have to pay the $50 late fee。
　　B: 记着，跟上个月一样，你得交50块钱的滞纳金。
　　A: I don't remember seeing a late fee in the rental agreement。
　　A: 我不记得租房合同里提到过滞纳金。
　　B: If you look at your agreement, you'll see the late fee circled in red ink!
　　B: 你看看你的合同，拿红笔圈起来的部分就是说滞纳金的。
　　A: I forget where I put my rental agreement。
　　A: 我忘了把合同放哪了。
　　B: One more late check, and I might give you an eviction 2 notice。
　　B: 如果你再晚交房租的话，我就得要求你搬家了。
